SPECIAL CLAUSES: 1) No Smoking Permitted 2) No Pets Permitted 3) Tenant pays all utilities including water & sewer 4) Tenant responsible for lawn care to include grass cutting, weeding, leaf removal & snow removal; Owner responsible for trimming bushes and trees 5) Trash removal included in the rent 6) Internet is included in the rent 7) Tenant must provide proof of renters insurance and show proof at time of occupancy 8) No alterations or painting without the written permission of the Owner 9) Tenant must use floor protectors under all furniture resting on hardwood & vinyl floors 10) The fireplace is non-functional & not for tenant use. 9) Tenant responsible for replacement of any batteries in garage remote & smoke detectors 10) Ice Makers & Garbage disposals will be repaired at owner’s discretion 11) Clogged drains resulting from tenants’ actions will be repaired at the tenants’s expense 12) Property has a public sewer. Tenant is prohibited from flushing cat litter, cleaning products, feminine hygiene products, diapers, cleaning wipes, tissue papers, paper towels and other other foreign objects down the toilet 13) Tenant required to change HVAC filters at least quarterly or as recommended by manufacturer 14) Preventative Maintenance Agreement on gas furnace and Air Conditioner. Tenant must abide by terms of service contract 15) City of Newark regulations apply. 16)Tenant will not conduct any illegal activity in or on the property, nor allow any occupant or guest to conduct any illegal activity, including the use, possession or sale of illegal drugs or firearms 17) Open flame, barbecuing and grilling are not permitted on the decks 18) Salt, chloride or sand products are not permitted on walkways, steps and decks for snow management. Use of Safe Paw is acceptable 19) Vehicles, recreational vehhicles and heavy equipment are not permitted in the bak yard
